Beacon, NY Property Management From Main Street to Mount Beacon

Beacon draws renters with its Metro-North station, Main Street, Dia Beacon and the trails up Mount Beacon, and it asks more of landlords than most of Dutchess County. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, keeping Beacon owners registered, permitted and compliant from our Poughkeepsie office.

Property management services for Beacon rentals

  • Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.

  • Pricing and marketing: rents based on current Beacon comparables, not county averages, with listings on our rental search page and the major rental sites.

  • Registration, permit and managing agent: we file your Landlord Registration Statement, keep your non-owner-occupied permit current, and serve as the local managing agent Beacon requires of owners who live farther away.

  • Leases and renewals: New York-compliant leases, and renewal and rent-increase notices that follow Good Cause rules and the 30/60/90-day schedule.

  • Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.

  • Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.

  • Mixed-use buildings: storefront-with-apartments properties, a common setup along Main Street.

  • Evictions handling when a tenancy fails, coordinated with your attorney.

Beacon landlord rules to know in 2026

Register and get a permit before you rent. Under City Code Chapter 173, owners who don't live in the property must file a sworn Landlord Registration Statement with the Building Department and hold a non-owner-occupied permit before a tenant moves in. The permit fee is due every three years.

No registration, no rent. Beacon bars owners from collecting rent or evicting a tenant while a property is out of compliance with Chapter 173, and first-offense fines start at $200.

Name a managing agent within 15 miles. Owners who live more than 15 miles from Beacon must designate a managing agent within that radius who can accept legal papers and keeps a current tenant list. Integrity serves as that agent for the Beacon properties we manage.

Good Cause Eviction applies. Beacon passed its own good-cause law in 2022, but a city judge struck it down in November 2023. On August 19, 2024 the city opted into the state law instead. Units renting above 345% of HUD's Fair Market Rent (about $6,828 for a two-bedroom in Dutchess County) and landlords with only one unit statewide are exempt, as are buildings first occupied in 2009 or later. Renewal increases above Dutchess County's 8.38% local rent standard this year (5% plus DHCR's 3.38% inflation figure) can be challenged.

Short-term rentals need a city permit. Stays under 30 days require a short-term rental permit, and the unit must be the host's primary residence. The City Council is weighing amendments in 2026, so check the current rules before you list.

State rules everywhere: Beacon has no rent stabilization and isn't in the state Lead Rental Registry, but security deposits are capped at one month's rent and an itemized statement is due within 14 days of move-out.

This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.

Frequently asked questions

Do I need a permit to rent out my Beacon property?

Yes, if you don't live in it. Beacon's City Code Chapter 173 requires a sworn Landlord Registration Statement and a non-owner-occupied permit from the Building Department before renting, and owners can't collect rent while out of compliance. We handle the filing for the properties we manage.

I don't live near Beacon. Do I need a local managing agent?

Yes, if you live more than 15 miles away. You must designate a managing agent within that radius who can accept legal papers and keeps a current tenant list. When we manage your property, Integrity serves as that managing agent.

Does Good Cause Eviction apply to my Beacon rental?

Probably. Beacon opted into the state law in August 2024. Units renting above 345% of HUD's Fair Market Rent, landlords who own only one unit statewide, and buildings first occupied in 2009 or later are among the exemptions. We review each unit when we take it on.

How much can I raise the rent on a Beacon unit?

For units covered by Good Cause, renewal increases above Dutchess County's local rent standard can be challenged. In 2026 that standard is 8.38%: 5% plus the 3.38% inflation figure DHCR published. Beacon has no rent stabilization.

How much does property management cost in Beacon?

Our management fee is 5–10% of monthly rent, depending on the property type, the number of units and the services you need. Every new Beacon client starts with our 60-Day Free Trial.
