Cornwall and Cornwall-on-Hudson Property Management in the Hudson Highlands

Cornwall sits between the Hudson, Storm King and Schunemunk, and about three-quarters of its homes are owner-occupied. With so few rentals, every lease and every long-term tenant counts. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, including rentals in Cornwall-on-Hudson and Mountainville.

Property management services for Cornwall rentals

  • Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.

  • Rent pricing: set for quality tenants and long stays in a small, high-demand market, and reviewed at every renewal.

  • Marketing and showings: listings on our rental search page and the major rental sites that highlight schools, trails and Storm King.

  • Leases and renewals: New York-compliant leases, renewals and rent-increase notices on the 30/60/90-day schedule.

  • Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.

  • Maintenance coordination with 24/7 emergency maintenance availability, for older village homes and newer subdivisions alike.

  • Relocation support: full management for owners who move away and need a local manager.

  • Evictions handling when a tenancy fails, coordinated with your attorney.

Cornwall landlord rules to know in 2026

Good Cause Eviction doesn't apply here. Neither the Town of Cornwall nor the Village of Cornwall-on-Hudson is on DHCR's 2026 list of Good Cause opt-in municipalities. The City of Newburgh, a few miles north, has opted in.

Two governments, two building departments. The village and the town each run their own building and code offices, so permits and inspections depend on which side of the line your property is on.

Town short-term rentals are owner-occupied only. Town Code Chapter 120 allows stays under 30 days only in owner-occupied single-family homes. Every one must be registered with the Town Building Department, and a permit is needed to rent a whole home more than 14 days a year.

Village short-term rentals need a permit. Cornwall-on-Hudson's Chapter 131 limits them to legal one- and two-family homes that are owner-occupied or have a manager who can respond within 30 minutes. Permits last two years, with inspections and fines of $250 a day.

No rental registry. Neither Cornwall requires a general rental license, and neither is in the state Lead Rental Registry.

State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less.

This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.

Frequently asked questions

What do rentals go for in Cornwall?

Census estimates (ACS 2020–2024) put the Town of Cornwall's median gross rent at about $1,803. Because rentals are scarce, well-kept homes usually draw strong interest.

Does Good Cause Eviction apply in Cornwall?

No. Neither the Town of Cornwall nor the Village of Cornwall-on-Hudson was on DHCR's 2026 opt-in list. Statewide rules on deposits, late fees and notice periods still apply.

Can I run an Airbnb in Cornwall?

In the Town, only in an owner-occupied single-family home, registered with the Building Department. In the Village, you need a permit and a manager who can respond within 30 minutes if you don't live there.

Which school district serves my Cornwall rental?

Most of Cornwall is in the Cornwall Central School District, but district lines don't follow town lines exactly, so we verify each address before advertising it.

How much does property management cost in Cornwall?

Our management fee is 5–10% of monthly rent, depending on the property type, the number of units and the services you need. Every new Cornwall client starts with our 60-Day Free Trial.
