About 44% of Ellenville households rent, one of the highest shares in Ulster County. Returns here depend on short vacancies and steady collections. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, with regular inspection visits for owners who live elsewhere.

Ellenville landlord rules to know in 2026
Good Cause Eviction doesn't apply here. Neither the Village of Ellenville nor the Town of Wawarsing is on DHCR's 2026 list of Good Cause opt-in municipalities.
Village safety rules. The village code has a Rental Safety chapter, and multiple dwellings get fire-safety and property-maintenance inspections at least every 24 months. Check with village code enforcement before you lease a unit.
Vouchers are lawful income. New York bans refusing a tenant because of lawful source of income, including Section 8 vouchers, which the Ellenville Housing Authority administers locally. Use the same written criteria for every applicant.
Village short-term rentals are tightly limited. The village requires a yearly permit, caps stays at 90 nights a year, and since February 2026 requires the operator or manager to be within 25 miles. Ellenville addresses outside the village follow the Town of Wawarsing's separate permit law.
No lead registry. Ellenville isn't one of the 25 communities in the state Lead Rental Registry. Federal lead-paint disclosure still applies to homes built before 1978.
State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less.
This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.
