Fishkill, NY Rental Management at the Route 9 and I-84 Crossroads

Fishkill sits where Route 9 meets I-84, and its large complexes keep vacancy near 1%, so every condo, townhouse and home competes on price and upkeep. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, including rentals across the Town and Village of Fishkill.

Property management services for Fishkill rentals

  • Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.

  • Rent pricing: benchmarked against Fishkill's complexes and current listings, then reviewed at every renewal.

  • Marketing and showings: listings on our rental search page and the major rental sites, reaching I-84 commuters and Beacon Metro-North riders.

  • Leases and renewals: Good Cause-compliant renewals and rent-increase notices on the 30/60/90-day schedule state law requires.

  • Condo and HOA coordination: association rules, move-in requirements and common-charge issues handled for you.

  • Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.

  • Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.

  • Evictions handling when a tenancy fails, coordinated with your attorney.

Townhouse rental in the HudsonValley

Fishkill landlord rules to know in 2026

Good Cause Eviction applies in the Town. The Town of Fishkill opted into the state law with an exemption for units renting above 345% of HUD's Fair Market Rent, about $6,828 for a two-bedroom in Dutchess County. Renewal increases above this year's 8.38% local rent standard (5% plus DHCR's 3.38% inflation figure) can be challenged.

Check the exemptions. Owners with only one rental unit anywhere in New York are exempt, and so are buildings first occupied in 2009 or later. We confirm each unit's status before renewals.

Town or Village matters. The Village of Fishkill, the historic Main Street (Route 52) area, is a separate government and isn't listed on its own on DHCR's opt-in list. Permits and code enforcement also differ, so we confirm the jurisdiction at onboarding.

No rental license, but permits apply. Neither Fishkill requires a general rental license, and neither is in the state Lead Rental Registry. Accessory apartments need a Town building permit.

Short-term rentals. The Town has no short-term rental permit law as of 2026, but stays under 30 days owe room occupancy tax. Confirm your zoning with the Town before listing.

State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less.

This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.
