Highland, NY and Town of Lloyd Property Management, One Bridge From Our Office

Highland is the center of the Town of Lloyd, just across the Mid-Hudson Bridge from our Poughkeepsie office, and about one Lloyd household in three rents. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units. Highland owners get the same fast response as our Poughkeepsie clients.

Property management services for Highland rentals

  • Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.

  • Rent pricing: set from current Highland comparables, since homes near the bridge and the Walkway often lease above county medians.

  • Marketing and showings: listings on our rental search page and the major rental sites, reaching Poughkeepsie commuters and the New Paltz market.

  • Leases and renewals: New York-compliant leases, renewals and rent-increase notices on the 30/60/90-day schedule.

  • Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.

  • Maintenance coordination with 24/7 emergency maintenance availability, including wells, septic systems and winter heating checks.

  • Mixed-use buildings: storefront-plus-apartment properties and small commercial spaces in Highland.

  • Evictions handling when a tenancy fails, coordinated with your attorney.

  • See the full menu on our services page or compare plans on full-service management.

Highland landlord rules to know in 2026

Good Cause Eviction doesn't apply in Lloyd. The Town of Lloyd is not on DHCR's 2026 list of Good Cause opt-in municipalities. The nearby Village of New Paltz is, with a 345% exemption, about $6,272 for a two-bedroom in Ulster County, which matters if you own on both sides of that line.

Short-term rentals need two approvals. Under Town Code §100-42.1, stays under 30 days need a Planning Board special use permit and a Building Department STR permit. They're allowed only with single- and two-family homes in certain districts, never on multifamily parcels, and permits run two years with annual inspections.

No rental registry. Lloyd has no general rental license, and it isn't in the state Lead Rental Registry. Check with the Building Department about permits for accessory apartments or conversions.

Know the local numbers. HUD's 2026 Fair Market Rent for a two-bedroom in Ulster County is $1,818. Ulster County's 2023 survey sampled 26 Lloyd units and found no vacancies.

State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less.

This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.

Frequently asked questions

Is Highland in Ulster County?

Yes. Highland is a hamlet in the Town of Lloyd, Ulster County, directly across the Mid-Hudson Bridge from Poughkeepsie.

What do rentals go for in Highland?

Ulster County's 2023 survey found median advertised rents of about $1,415 for a one-bedroom and $1,836 for a two-bedroom countywide. Highland homes near the bridge often lease higher, so we price from local comparables.

Does Good Cause Eviction apply in Highland or Lloyd?

No. The Town of Lloyd was not on DHCR's 2026 opt-in list. The nearby Village of New Paltz has opted in. Statewide tenant protections still apply.

Can I run an Airbnb in Highland?

Only with a Planning Board special use permit and a Town STR permit, in certain districts, at a single- or two-family home. Multifamily parcels aren't eligible.

How much does property management cost in Highland?

Our management fee is 5–10% of monthly rent, depending on the property type, the number of units and the services you need. Owners with properties on both sides of the bridge can put them under one agreement. Every new Highland client starts with our 60-Day Free Trial.
