Hopewell Junction is a hamlet in the Town of East Fishkill, where most rentals are single-family homes and townhouses, not apartments. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, with systems built for long, steady tenancies.
Property management services for Hopewell Junction rentals
-
Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.
-
Rent pricing: set from rented-home comparables, not apartment averages, and reviewed at every renewal.
-
Marketing and showings: listings on our rental search page and the major rental sites that highlight the Dutchess Rail Trail and the Taconic and I-84 commute.
-
Leases and renewals: New York-compliant leases that spell out lawn, snow, filter and other tenant duties.
-
Systems care: scheduled service for private wells, septic systems, sump pumps and generators.
-
HOA coordination: association rules, approvals and common charges for townhouse and condo owners.
-
Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.
-
Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.

Hopewell Junction landlord rules to know in 2026
Good Cause Eviction doesn't apply here. The Town of East Fishkill is not on DHCR's 2026 list of Good Cause opt-in municipalities. Its neighbor, the Town of Fishkill, opted in, so check which town your property is actually in.
Short-term rentals must register. Under Town Code Chapter 152A, stays of 30 days or less must be registered with the Building Department, pass an annual fire inspection and pay a $500 yearly fee. They're barred in the R-1/2, R-1/3 and R-1/4 districts, and an owner or agent must be able to arrive within 60 minutes.
Accessory apartments need permits. Check the Town of East Fishkill's permit rules before you rent one.
No rental registry. East Fishkill has no general rental license, and it isn't in the state Lead Rental Registry. Federal lead-paint disclosure still applies to homes built before 1978.
State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less. Raising rent 5% or more, or not renewing, requires 30, 60 or 90 days' notice.
