LaGrange is a town of single-family homes on big lots near the Taconic, and its tenants are usually families who want space before they buy. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units. Our office is just down Route 55.
Property management services for LaGrange rentals
-
Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.
-
Rent pricing: set from rented-home comparables, not apartment averages, and reviewed at every renewal.
-
Marketing and showings: listings on our rental search page and the major rental sites that highlight schools, yards and James Baird State Park.
-
Leases and renewals: New York-compliant leases that spell out lawn, snow, filter and other tenant duties.
-
Well and septic care: scheduled water testing, septic pumping and quick response when a system acts up.
-
Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.
-
Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.
-
Relocation support: full management for owners who move away and keep the family home as a rental.

LaGrange landlord rules to know in 2026
Good Cause Eviction doesn't apply here. The Town of LaGrange is not on DHCR's 2026 list of municipalities that opted into Good Cause Eviction, so its renewal and rent-increase limits don't cover LaGrange rentals.
State notice rules still apply. Raising rent 5% or more, or not renewing a lease, requires 30, 60 or 90 days' written notice, depending on how long the tenant has lived there.
Deposits and late fees. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less.
No rental registry. LaGrange has no rental license or registry, and it isn't one of the 25 communities in the state Lead Rental Registry. Federal lead-paint disclosure still applies to homes built before 1978.
Accessory apartments need approval. The Town's zoning office lists accessory apartments among its special permits, so check before renting one.
Short-term rental rules are pending. A proposed Town Code Chapter 189, introduced in December 2025, would require an annual permit and inspection for stays under 30 days. A public hearing was held in March 2026. Confirm whether it has been adopted before you list.
This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.
