Millbrook is a small village in the center of the Town of Washington, surrounded by estates, horse farms and country homes. Rentals here range from apartments and houses near the Franklin Avenue village center to farmhouses and guest cottages on larger properties. Our local, family-owned team has managed Hudson Valley rentals since 2005 and now oversees more than 1,000 units, and Route 44 runs straight from Millbrook to our Poughkeepsie office.
Property management services for Millbrook rentals
-
Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.
-
Rent pricing: set from comparable Millbrook-area rentals, since a home on acreage rents differently from a village apartment, and reviewed at every renewal.
-
Marketing and showings: listings on our rental search page and the major rental sites that highlight the village center, Millbrook schools and nearby spots like Innisfree Garden.
-
Country-home care: lawns, long driveways, snow removal, outbuildings and seasonal checks, coordinated with trusted local vendors.
-
Well and septic care for homes outside the village systems: scheduled water testing, septic pumping and quick response when a system acts up.
-
Rent collection and accounting: online payments, an owner portal, monthly statements and year-end reports.
-
Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.
-
Absentee and second-home owners: full management with photo inspections and owner-portal reporting while you're away.

Millbrook landlord rules to know in 2026
Good Cause Eviction doesn't apply here. Neither the Village of Millbrook nor the Town of Washington is on DHCR's 2026 list of municipalities that opted into Good Cause Eviction, so its renewal and rent-increase limits don't cover Millbrook rentals.
Village short-term rentals are limited. Inside the Village, stays under 31 days are allowed only in the host's primary residence, need a two-year permit from the Code Enforcement Officer and are capped at 15 permits village-wide.
Town short-term rentals need a permit. In the Town of Washington, rentals of 31 days or less need a two-year permit from the Building Department, and only one short-term rental is allowed per property.
Accessory apartments need approval. In the Village, accessory apartments need a Planning Board special permit and the owner must live on the property. In the Town, a second home on a lot needs Planning Board approval.
Landlords must provide trash cans. A 2024 Village law requires owners of rental properties to provide and maintain trash receptacles for their tenants.
No rental registry found. We found no general rental license or registry in the Village or the Town, and neither is in the state Lead Rental Registry. Confirm with the municipality before renting. Federal lead-paint disclosure still applies to homes built before 1978.
State rules apply everywhere. Security deposits are capped at one month's rent, an itemized statement is due within 14 days of move-out, and late fees can't start until rent is more than five days late and are capped at $50 or 5%, whichever is less. Raising rent 5% or more, or not renewing, requires 30, 60 or 90 days' notice.
This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.
