Poughkeepsie Property Management From Our South Hamilton Street Office

Poughkeepsie is home base for Integrity Property Management. Our office sits at 49 South Hamilton St., inside the City of Poughkeepsie, and our family-owned team has been leasing and caring for rentals here since 2005.

Property management services for Poughkeepsie rentals

  • Tenant screening and placement: credit, income, rental-history and background checks, applied the same way to every applicant. New York caps the applicant screening fee at $20, and we follow that rule.

  • Marketing and showings: listings on our rental search page and the major rental sites.

  • Rent collection: online payments, and late notices that follow state limits (rent is not "late" until more than five days past due, and the fee is capped at $50 or 5%, whichever is less).

  • Lease management and renewals: written renewal or non-renewal notices on the 30/60/90-day schedule state law requires.

  • Maintenance coordination with 24/7 emergency maintenance availability, plus routine inspections with photos.

  • Evictions handling when a tenancy fails, coordinated with your attorney.

  • Owner portal, monthly statements and bookkeeping.

  • See the full menu on our services page or compare plans on full-service management.

Poughkeepsie landlord rules to know in 2026

Good Cause Eviction applies. Both the City of Poughkeepsie and the Town of Poughkeepsie have opted into New York's Good Cause Eviction law, according to the state housing agency's (DHCR) 2026 notice. Covered tenants generally can't be refused a renewal without a legal reason, and renewal increases above the local rent standard can be challenged. For Dutchess County that standard is 8.38% this year (5% plus the 3.38% inflation figure DHCR published). Units renting above 345% of HUD's Fair Market Rent are exempt, and so are some other categories.

The city is not rent stabilized. Poughkeepsie voted to opt into the Emergency Tenant Protection Act in 2024, but a Dutchess County court struck the law down after the corrected vacancy rate came in above the 5% threshold.

Lead Rental Registry. Since November 3, 2025, buildings with two or more units that were built before 1980 in the city's 12601 ZIP code must be registered, inspected for lead hazards, and have a Lead Safety Certificate renewed at least every three years. The Dutchess County Department of Health runs the program locally.

Short-term rentals need a city permit. Vacation-rental permits are capped (73 for 2026) and awarded by lottery when there are more applicants than permits.

State rules everywhere: security deposits are capped at one month's rent, and an itemized statement is due within 14 days of move-out.

This information is general and not legal advice. Rules change often; consult an attorney or the municipality for your specific situation.

Frequently asked questions

Does the Good Cause Eviction law apply to my Poughkeepsie rental?
Probably, if it's in the City or Town of Poughkeepsie. Both opted in. Exemptions include some small landlords, some owner-occupied buildings, condos, buildings first occupied in 2009 or later, and units renting above 345% of HUD's Fair Market Rent. We review each unit when we take it on.

Is my Poughkeepsie apartment building rent stabilized?
Not under a city program. Poughkeepsie's 2024 rent stabilization (ETPA) law was struck down by a Dutchess County court. Some buildings still carry rent rules from government financing or regulatory agreements, so we check each building's records.

Do I need to register my Poughkeepsie building with the Lead Rental Registry?
If it was built before 1980, has two or more units and is in the 12601 ZIP code, yes. You register, schedule a lead-hazard inspection, fix any hazards with lead-safe methods, and keep a current Lead Safety Certificate. We coordinate this with the Dutchess County Department of Health.

Can you lease my property to Vassar or Marist students or staff?
Yes. We market to everyone, including students, faculty, hospital staff and Metro-North commuters, and we apply the same written screening criteria to every applicant, as fair housing law requires.

How quickly can you take over my Poughkeepsie property?
Most handoffs take a few weeks, depending on the current manager, leases and deposits. Our 60-Day Free Trial lets you see how we work before you commit.
